What is a BER Certificate and Why Do You Need One in Ireland?

What is a BER Certificate?

A Building Energy Rating (BER) certificate is an official document that rates how energy-efficient your home is. The rating runs from A1 (most efficient) to G (least efficient), displayed on a colour-coded scale similar to appliance energy labels.

Every BER cert Ireland issues is calculated using SEAI-approved DEAP software and registered on the national BER database. Only a SEAI-registered assessor can produce a valid certificate.

When Do You Legally Need a BER?

In Ireland, you must have a valid BER certificate when:

  • Selling a residential property
  • Renting a residential property (new tenancy)
  • In some cases, applying for certain grants or mortgages

The certificate must be available to prospective buyers or tenants before the property is advertised. Advertising without a valid BER is an offence under the Energy Performance of Buildings Regulations.

What Does a BER Assessment Involve?

A BER assessment Cork (or anywhere in Ireland) typically includes:

  1. Booking with a registered assessor
  2. On-site survey — measuring rooms, inspecting insulation, heating systems, windows, and ventilation
  3. DEAP calculation — entering data into SEAI software
  4. Certificate issue — uploaded to the SEAI register within a few days

The certificate is valid for 10 years, unless you carry out significant energy upgrades.
