About Me

The engineer behind your BER assessment

I'm Ian Attard, the mechanical engineer and SEAI-registered BER assessor behind GreenB, based in Mallow, County Cork. For over twenty years I've worked across mechanical engineering, quality management and process development, from aircraft composite panels to building energy, and I bring that same precision to every survey.

Why BER Matters in Ireland

What is a BER Certificate?

A Building Energy Rating (BER) is an official certificate that shows how energy-efficient your home is, on a scale from A1 (most efficient) to G (least efficient). It is similar to the energy label on household appliances. Your BER cert Ireland must be registered with the SEAI and is legally required when selling or renting residential property.

When is a BER Legally Required?

Under the European Union (Energy Performance of Buildings) Regulations, a valid BER certificate must be provided to prospective buyers or tenants before a property is advertised for sale or rent. This applies to most dwellings in Ireland, including apartments and houses in Cork, Kerry, Limerick, and Tipperary.

The BER Assessment Process

  1. Book your BER assessment with a registered assessor
  2. On-site survey of building fabric, heating, and ventilation
  3. DEAP software calculation of energy performance
  4. BER certificate and advisory report issued via SEAI
  5. Certificate valid for 10 years (unless major renovation)
