Ventilation Standards in Irish Homes: What You Need to Know in 2024
2 min readBy Ian Attard
Why Ventilation Matters
Good ventilation is essential for indoor air quality, moisture control, and occupant health. As Irish homes become more airtight to meet energy efficiency targets, controlled ventilation becomes even more critical.
Poor ventilation leads to condensation, mould, and elevated CO₂ levels — problems increasingly flagged during BER assessments and building compliance checks.
NZEB and Ventilation Requirements
Under Nearly Zero Energy Building (NZEB) standards, new dwellings must achieve high energy performance while maintaining adequate ventilation. This means:
- Design-stage ventilation calculations
- Installed systems that match the approved design
- Commissioning and testing where required
- Documentation for building control sign-off
A ventilation assessment Munster property owners need ensures your dwelling meets Part F of the Building Regulations.
Types of Ventilation Systems
Irish homes typically use one of these approaches:
Natural Ventilation
Background ventilators and intermittent extract fans (e.g. in kitchens and bathrooms). Common in older retrofits.
Mechanical Extract Ventilation (MEV)
Centralised or decentralised fans extracting stale air, with fresh air supplied via vents.
Mechanical Ventilation with Heat Recovery (MVHR)
Supply and extract fans with a heat exchanger — the standard for many new NZEB homes. Requires careful design, installation, and balancing.
Part F Building Regulations
Part F sets minimum ventilation rates for different room types. Key requirements include:
- Adequate whole-dwelling ventilation rate
- Specific extract rates for kitchens, bathrooms, and utility rooms
- Background ventilators sized correctly for the dwelling
- Commissioning records for mechanical systems
When Do You Need a Ventilation Assessment?
You may need a professional ventilation assessment when:
- Building a new home under current regulations
- Carrying out a major renovation affecting airtightness
- Sign-off is required by your assigned certifier or building control
- Upgrading to heat recovery ventilation
